For rental managers

Every tenant call answered, even at 2am.

An after-hours phone assistant that handles maintenance calls, lockouts, and leasing questions, then tells you what matters. Students pick the landlord who answers first. Be that landlord.

Pretend you're a tenant whose furnace just quit. See what happens.

The calls you can't get to

Maintenance, sorted by urgency

No heat, a leak, or sparks go straight to your on-call person by phone. A burnt-out bulb becomes a work order for the morning.

Lockouts at 1am

Confirms who's calling, explains your lockout fee, and pings whoever is on call.

Leasing questions

“Do you have a 4-bedroom for August?” Answers your FAQs, records group size, budget, and move-in date, and sets up a showing.

Online issue reports

A simple web form for non-urgent problems, logged in the same place as calls and linked to the tenant and address.

Parents

Deposits, co-signer forms, parking, safety. Answers the common questions and passes the rest to your office.

How it works

  1. 1

    Forward your calls

Keep your number. After hours (or when you don't pick up), calls forward to your assistant.

  2. 2

    Every caller gets an answer

It tells callers it's an automated assistant, gets the details, and lets them know when they'll hear back.

  3. 3

You get a text and a log

Emergencies call you right away. Everything else waits in your dashboard for the morning.

A look inside

Every call lands in one place, with what happened and what's next. Shown with made-up sample data.

The Home page: today's briefing with links, and the open issues list.

Your morning, on one screen

Today's briefing picks out the few things that need you first and links straight to each one. Below it: open issues, callbacks due, visits, rent, and invoices.

A call page: an emergency leak call with its summary, transcript, and a live transfer marked connected.

Every call, written down

A short summary, the full transcript, any photos the tenant sent, and whether the emergency reached your on-call person. Calls about the same problem are grouped into one issue.

An issue page with a scheduled visit and buttons to call the tenant to confirm and text the link to the worker.

From the call to the fix

Schedule a visit, text the details to your maintenance person, and have the tenant called to confirm the time. Costs, photos, and every step stay with the issue.

The Rent page: billed, collected, owed, deposits held, and past-due amounts by age.

Rent, late fees, and deposits

Rent and late fees post on their own. See who owes and how far behind, record payments as they come in, and print a statement when a tenant asks.

A tenant's phone showing their request's progress, from received to being worked on.

Tenants see the progress

A private link shows where their request stands. They can add details or photos without calling.

A worker's phone showing the visit: address, contact, time, and instructions from the office.

Your maintenance person gets a link, not an app

The address, contact, instructions, and photos, with a place to note what they did.

Ask for a demo

Tell me a little about your properties and I'll walk you through how it would handle your calls. I'm local and set everything up for you: your lockout policy, your on-call number, your leasing FAQs.

Do I need a new phone number?

No. You forward your existing line after hours or when it rings unanswered.
